Terms and Conditions;

• maximum two people per room​
• full payment is required at the time of booking
• check in on day of arrival 4pm onwards, (if after 6pm an ETA would be appreciated).    
• check out on day of departure 11am
• we are happy to store luggage for you, so you can make the most of your stay with us
• cancellations; cancellations must be made in writing to;  [email protected].   If the booking is cancelled 14 days or more prior to the date of your stay 50% of your payment will be refunded, less than fourteen days no refund will be issued. In  the exceptional event that we have to  cancel a booking due to illness, injury, damage to property etc we will inform you at the earliest opportunity and offer you a full refund or a change of date, we unfortunately cannot provide or pay for alternative accommodation. . travel insurance is always advised.
• please note that due to our location there maybe times, (at our discretion), that due to extreme bad weather conditions and the health and safety of our guests that the hot tub for the Alum Suite cannot be accessed. The hot tub is used at your own risk, please check with a professional re any health issues prior to your visit  & before using the hot tub
• we are not suitable for children under 16 yrs of age
• complimentary parking ( parking at car owners risk, we are not insured against damage to cars)
• sorry, no pets no matter how cute they may be
• please let us know if you have any dietary requirements and we will do our best to cater for you,( however, this is not always possible). We take the issue of food allergies very seriously, however, all of our dishes are produced and prepared in an environment that is not free from gluten, milk, nuts and other allergens.,we unfortunately are not able to cater for those with extreme allergic reaction conditions
• please note "Takeaway' food is not permitted in either of our rooms, however you are welcome to use the Forge Lounge, we will even supply the cutlery for you
• all of our meat is ethically sourced
• due to our location WiFi signals can vary
• we are non smoking and none vapping
